The first phase will entail exterior upgrades to give its façade a modern limestone aesthetic and custom window replacements to improve energy efficiency and meet current hurricane standards. In its second phase, the electrical infrastructure, will be replaced in both towers allowing efficiency in addition to new back-up generators that align with Related Ross’ sustainability initiatives. Both lobbies of the east and west towers will be re-imagined by famed interior designer, Tony Ingrao.
In its final phase, Phillips Point’s crown jewel will be its new colonnaded gallery along the shoreline with revitalized retail spaces and restaurants bringing a fresh vibrancy to the public space of Flagler Drive, Lake View Avenue and Trinity Park. Field of Greens and Morton’s will remain open throughout the renovation, and estiatorio Milos opened steps away at One Flagler on February 7, 2025.
Spanning 449,000 square feet, Phillips Point is currently 95% percent leased with tenants including Holland & Knight, Siris Capital, Gunster, Akerman, Greenburg Traurig and more.
