Related Ross Breaks Ground on 10 and 15 CityPlace in West Palm Beach

West Palm Beach, Fla. – March 12, 2025 - Related Ross held a groundbreaking ceremony today for 10 and 15 CityPlace. These two category-defying Class AA commercial office towers mark a significant milestone in transforming Downtown West Palm Beach into a premier business and cultural hub. These towers will contribute nearly one million square feet of premier office space, strategically located within Related Ross's existing 1.7-million-square-foot downtown portfolio.

Those in attendance were Stephen M. Ross, CEO and Chairman of Related Ross and Founder of Related Companies; Kenneth Himmel, President of Related Ross; Jordan Rathlev, Senior Vice President of Development of Related Ross; West Palm Beach Mayor Keith A. James; Dr. Conor Delaney, President of Cleveland Clinic Florida; and Bernardo Fort Brescia, Founding Principal of Arquitectonica.

The groundbreaking marks the latest phase in Related Ross's vision to help transform Downtown West Palm Beach into a center of economic commerce for the region. It complements the upcoming launch of Eataly in late 2025, the development of Vanderbilt University’s graduate campus, and the expansion of retail and dining options. The towers are expected to be completed in 2027, with 15 CityPlace already 60 percent leased. Anchoring the building, Cleveland Clinic is set to open a state-of-the-art outpatient facility at 15 CityPlace, which will be integrated with their new hospital campus, creating a top healthcare ecosystem in the heart of downtown.

Related Ross executives are observing significant leasing momentum, with new tenants entering the market from feeder areas such as New York, Massachusetts, and California. “Historically, West Palm Beach primarily experienced relocations of tenants within the area. However, we are now witnessing growth as the market attracts new tenants, supported by our business-friendly environment,” said Jon Blunk, President of TCRE Commercial Real Estate Experts.

15 CityPlace is designed by Miami-based Arquitectonica, a leader in bold modernism and innovative design since 1977. Known for pushing boundaries through creative use of materials, geometry, patterns, and color, Arquitectonica has established a style of humanistic modernity that resonates globally.

“We love designing buildings that have context,” said Bernardo Fort-Brescia, founding principal of Arquitectonica. “This building is part of something larger, a walking neighborhood. Then, as it rises into the skyline, its fluid curving forms visually connect with the nearby waters of the intracoastal.”

The 25-story office tower in the heart of CityPlace will include nearly 20,000 square feet of ground-floor retail and restaurant space, reflecting Related Ross’s commitment to enhancing community experiences and everyday living through exceptional design and the use of mixed-use space. Related Ross is committed to sustainable development, with 15 CityPlace targeting LEED Gold certification. The design also includes wellness-focused amenities, private terraces, and a 25th-floor sky garden by Kohn Pedersen Fox (KPF).

10 CityPlace, a 480,000-square-foot tower designed by KPF, will complete the urban fabric of the CityPlace district. Unlike traditional office developments, both towers incorporate extensive landscaping, public spaces, and street-level activation to connect into the surrounding neighborhood.

“The site is an important nexus for CityPlace and greater West Palm Beach. We wanted the design to reflect the overall vision of the neighborhood as a vibrant, pedestrian-focused mixed-use district,” said Forth Bagley, a Managing Principal at KPF.

The project features signature elements of Related Ross' approach to urban development: sustainable design, abundant green spaces, and a curated mix of retail and dining that serves both the business community and residents.

“Our goal for 10 CityPlace was to design an appropriately scaled, materially rich building that would amplify, rather than overshadow, CityPlace’s character. The project creates a sense of place with an engaging public realm and will become where people love to spend time,” said KPF Design Principal Ko Makabe.

The groundbreaking of 10 and 15 CityPlace comes at a pivotal moment in West Palm Beach's development, following the successful opening of One Flagler, which is 95% leased, earlier this year. Related Ross broke ground on One Flagler in November 2021, topped out on the building in August 2023, and completed the project with an official ribbon cutting in February 2025. This
timeline of less than three years from groundbreaking to completion demonstrates Related Ross's commitment to building on schedule to meet the growing demand for office space.

Related Ross also recently announced a $120 million renovation of Phillips Point. These strategic developments create a business district that extends from the waterfront along South Flagler to the vibrant urban core adjacent to Vanderbilt’s upcoming graduate campus and Cleveland Clinic’s newly announced plans for an in-patient hospital. This combined portfolio strategically positions West Palm Beach as a premier destination for businesses seeking an interconnected urban environment with access to top talent and exceptional amenities.
