Related Ross Advances Waterfront Placemaking Vision with $1M Investment in Trinity Park

New park upgrades, large-scale art installation, and ongoing design enhancements reshape the Phillips Point campus experience

West Palm Beach, FL – April 14, 2026: Related Ross today announced a $1 million investment in Trinity Park alongside significant construction progress at Phillips Point, marking a key milestone in the firm’s ongoing reimagination of the waterfront office tower. Reimagined by Roger Ferris + Partners with landscape architecture by Mark Jacobson at Design Studio Boca and landscaping by Hadden Landscaping, and an expected completion in the second half of 2026, the upgrades to Trinity Park reflect Related Ross’s commitment to enhancing West Palm Beach’s public spaces alongside a broader vision to create a connected, walkable neighborhood on the waterfront.

Related Ross’s investment is part of a broader $120 million transformation of Phillips Point, a landmark office building originally completed in 1985. Building on the success of One Flagler, Related Ross is repositioning Philips Point through architectural upgrades, infrastructure improvements, an expanded amenity program, and enhanced public spaces like Trinity Park. The transformation is designed to elevate the tenant experience and introduce new green space along the waterfront, all while reinforcing West Palm Beach’s position as a leading business destination. As part of the upgrades, new restaurants will be added at the base of the building, creating lively, ground-level experiences for both tenants and the community, with further details to be announced.

The limestone-inspired façade on Philips Point’s east tower is nearing completion, with final crown work underway and full façade completion across both towers targeted by the end of April. Glass installations have been largely completed, with the remaining curtain wall elements on the east tower scheduled for completion by the end of May. Core infrastructure systems are also progressing, with phased completions expected to begin this summer, and backup generators have been installed as part of the property’s modernization. The design transformation is led by acclaimed designer Tony Ingrao, with final renderings completed and reflecting a refined, contemporary vision for the site.

As part of Phillips Point reimagination, Related Ross will install Half Big Suit, a major sculptural installation by internationally acclaimed Austrian artist Erwin Wurm. Wurm is known for his witty, subversive sculptures that transform everyday objects into unexpected forms, and this installation will mark one of his many exhibitions in public spaces around the world. With an expected installation date in early 2027, Half Big Suit will anchor Trinity Park’s cultural programming and introduce a distinct design element to the Phillips Point campus.

Leasing activity at Phillips Point remains strong, with both buildings being over 90% leased. Rental rates are aligning with comparable properties, including One Flagler, reflecting continued demand for high-quality office space in West Palm Beach.

With Trinity Park moving through approvals and construction milestones continuing, Related Ross is advancing its vision for Phillips Point as a workplace destination that simultaneously contributes to the public realm, blending architecture, art, culinary, and community engagement in a single, integrated destination.
