Related Ross Acquires Historic Boca Raton Innovation Campus, Securing Financing from Ares

The 124-acre former IBM campus marks the company’s expansion into Boca Raton and adds 1.7 million square feet to its Palm Beach County portfolio

WEST PALM BEACH, FL – September 11, 2026 – Related Ross today announced the acquisition of the Boca Raton Innovation Campus (BRiC), a 124-acre office campus at 5000 T-Rex Avenue. The transaction, including undisclosed financing from Ares Real Estate funds (“Ares”), sees Related Ross expand into Boca Raton after a recent land acquisition in Wellington and over two decades of investment in Palm Beach County

Spanning over 1.7 million square feet, BRiC is one of Boca Raton’s largest employment centers. Originally developed for IBM as a research and development campus, BRiC has a deep history in technology – the campus is where the company created its first personal computer. Today, more than four decades later, D-Wave Quantum recently selected BRiC for its new corporate headquarters, transitioning from Palo Alto, California. Nearby Florida Atlantic University also plans to install a D-Wave Advantage2 quantum computer and work with the company on research and career training fueling a talent pipeline for the company, while BRiC’s proximity to the Boca Raton Tri-Rail station and I-95 provides access to students and employers throughout South Florida.

Related Ross will continue operating BRiC as an office and technology campus while advancing a long-term vision for the property. The acquisition gives the company a significant presence in Boca Raton and an opportunity to bring its experience developing mixed-use destinations to one of the city’s most important commercial sites, at a time when the region is attracting companies across technology, finance, and other high-growth industries.

Related Ross’ investment in BRiC will extend beyond the campus itself through the Related Ross Foundation, which is expanding its community investment efforts into Boca Raton. Through the Build Together initiative, the Foundation works with local organizations to strengthen the social infrastructure of the communities where Related Ross invests, with a focus on education, economic opportunity, wellness and culture. In Boca Raton, the Foundation will partner with local organizations to identify community priorities and support initiatives that expand opportunity for residents.

Related Ross’ work in Palm Beach County began in 1998 with the development of CityPlace, which became the foundation of the company’s investment in downtown West Palm Beach. Today, Related Ross has more than $10 billion in planned investment across the county, including the 71-acre Village Landing mixed-use development in Wellington. The acquisition of BRiC extends that investment into Boca Raton, giving Related Ross major projects in three distinct Palm Beach County markets.

Newmark arranged the financing, Adam Beighley of Beighley, Myrick, Udell P.A. served as land use counsel, and Holland & Knight partner Shawn Amuial and associate Eric Reissi served as transaction counsel and partners Joe Dewey and Jessica Hoch served as financing counsel for Related Ross. No brokers were involved in the sale process.
